How do you decide what type of fence is needed? Well it depends on a few factors such as appearance and function. For example, you likely won’t be using the same materials for commercial security fencing and a residential privacy fence. A wood privacy fence used as a security fence will just invite intruders to break in who will see the lack of strength in the enclosure as an easy target. Conversely, a heavy duty metal security fence and gate installation used as a privacy fence in a typical suburban home would just be overkill, not to mention an eyesore that sticks out amongst neighbouring houses.

what type of wood fence lasts the longest?
Out of the popular ones in Ontario, cedar fencing is extremely durable, lasting two to three decades with proper maintenance as it is strong and has natural rot resistance. Pressure-treated pine fencing is also a popular option but not as long-lasting; however, it is still a great choice for most residential fencing and provides good value.
what is the most low maintenance fence?
Vinyl fencing is a clear winner here as it requires very little maintenance beyond a quick wash with a hose or wet cloth. It does not warp, shrink or rot, so it can withstand all types of precipitation. Composite fencing has a very similar low maintenance profile and should also be considered.
do i need a permit to put a fence or deck around my yard?
With the exception of pool fencing, you may not need a permit for a typical fence installation. However, certain height and measurement requirements must be abided by. If not, you may need to apply for a fence exemption if your desired fencing doesn't fully meet the fence bylaws in Markham.
If you are planning on having a deck built that's adjacent or attached to any building or structure, you will need to a building permit before proceeding, according to the Building Code Act. The City of Markham does not, however, enforce a permit requirement for an uncovered deck that is 600mm (1’ 11”) or less above the adjacent pre-construction ground-level at all locations around its perimeter.

Does a gate add value to a property?
This broad answer to this broad question is YES, a gate generally does add value to a property, just as the addition of a fence or deck would add value. The proportional value increase depends on a few factors including: i) type - a wrought iron or sturdy metal fence in a gated community would add significantly more value than say a chain link fence gate, ii) design - a poorly planned gate installation or one that does not complement the existing property and neighbourhood's aesthetics can actually DECREASE the property value, iii) function - if the gate's main purpose is to add additional security, then this goes beyond monetary value, it adds peace of mind.
Can you build a fence on the property line?
Common sense dictates that if you are planning on building a fence on a boundary line shared with a neighbour, you should probably have a frank discussion with them. Fortunately, this way of thinking is supported by the Line Fences Act in Ontario (and enforced in all municipalities including Markham), which allows property owners to resolve common grievances regarding installing a shared fence.
